Iorram Cottage is a compact 38 m² ( 409 square feet)home located in Plockton, a coastal village in the Scottish Highlands. Designed by Baillie Baillie Architects, this project is a clear example of how contemporary architecture can engage with local tradition while focusing on sustainability and functionality.

Its design is inspired by traditional rural buildings, such as black houses or crofter’s cottages, typical of the region. The volume is simple, with a gable roof and understated exterior cladding, allowing the house to blend into the Highland landscape. The corrugated metal roof and wide eaves provide protection from the area’s frequent rain and strong winds.

One of the most notable aspects of the project is the use of natural, locally sourced materials. The structure was built using monolithic clay blocks, coated with a mix of natural clay plaster and lime harling—a traditional Scottish finish that enhances weather resistance. Locally harvested Douglas fir was used throughout the interior for walls, ceilings, carpentry, and custom furniture, reducing the carbon footprint and supporting the regional economy.

The design embraces a clean, functional aesthetic. Floors are made of fired clay tiles, treated with linseed oil and beeswax. The interior clay plaster helps regulate humidity, offering natural thermal comfort without the need for complex systems.

In addition to its sustainable design, the cottage applies circular economy principles. Wood offcuts were repurposed into cabinetry and doors, demonstrating that efficient resource use can coexist with high-quality design.

Iorram Cottage proves that it is possible to combine traditional techniques with a modern approach, resulting in a housing solution that responds to its context with low environmental impact and a clear architectural identity. It serves as a replicable model for those looking to build responsibly in rural or environmentally sensitive areas.
